A successful construction project relies heavily on structured planning and scheduling to ensure it stays on track, within budget, and compliant with all local regulations. At Heystek Construction, we utilize clear phase scheduling to protect homeowners from unnecessary delays and stress. A proper timeline begins with the Pre-Construction Phase, which typically takes two to six weeks. This phase involves site inspections, preparing detailed building plans, obtaining municipal approvals, and finalizing the construction contract. Starting this phase early is crucial to account for municipal turnaround times and to ensure all designs fully comply with SANS 10400. Next is Site Preparation, lasting one to two weeks, where the site is cleared of debris and vegetation, foundations are excavated, and temporary utilities are installed to establish a solid base.
The third phase is Foundation and Structural Work, which requires three to six weeks. This involves laying footings, installing the damp-proof course, erecting structural walls, columns, and beams, and running initial plumbing and electrical conduits. Allowing proper curing periods for concrete is essential during this stage to prevent future structural cracks, and municipal inspections are critical here for legal compliance. Following this is Roofing and External Works, taking two to four weeks, where roof trusses and sheeting are erected, external plastering is applied, and waterproofing is completed to seal the home from the elements.
The final stages focus on the interior and completing the hand-over. Internal Works take four to eight weeks and encompass internal plastering, ceiling installation, electrical wiring, plumbing connections, tiling, flooring, and initial painting. Trades must be carefully coordinated during this long phase to prevent overlapping work and delays. Next, Finishing and Fixtures take two to four weeks to install cabinets, doors, sanitary ware, kitchen fixtures, and final landscaping touches. Finally, the Final Inspection and Handover phase takes one to two weeks, during which municipal inspectors issue Certificates of Compliance after final quality checks. Homeowners should never move in before these certificates are finalized, ensuring the build is entirely safe and legal
